2025 Townwide revaluation
There are several misconceptions about this revaluation project. Please keep in mind that Farmington with its low tax rates is very desirable and the market in our town is very strong.
The one that is heard most often is “the assessor is doing this revaluation to collect more tax money and tax us all out of our homes”. This is untrue. The assessor’s job is to make sure all property owners within the town are assessed fairly and equitably based on market value of their property.
It is the town, county and school district that determine how much they need to collect in taxes (the tax levy). If you think of the total amount of taxes collected as a pie, the assessor does not determine the size of the pie but how the pie is cut up. The size of the pie is determined by the town board, county board of supervisors and school boards. The assessor determines the size of the slice of pie each property owner receives based on market value of their property. When a townwide revaluation is done, tax rates should go down proportionally because the tax levy is being spread over a broader tax base with the increased assessments.
Valuation date is the date on which the value of your property is based. The valuation date for this revaluation was July 1. 2024. Valid sales used for this townwide revaluation were from July 1, 2022, through July 1, 2024. If you feel that your assessment is not reflective of market value, the assessor is happy to have an informal meeting with you prior to going to Grievance if you want. We can give you all the valid arm’s length sales in the town as well as the comparable sales that were used to assess your home.
